Conley Associates provides a wide range of services including due diligence, core and shell capital work, new tenant installations and adaptive rehabilitation of existing structures. Alone or in conjunction with independent contractors, we also provide technical expertise with respect to all base building and construction issues.
Project Administration • We coordinate reporting and communication for the client, including chairing project team meetings, and preparing an agenda and minutes for all team meetings.
• Develop a comprehensive project schedule identifying the sequence of events and milestone dates.
• Prepare a definitive budget detailing all goods and services connected with the project.
• Define roles and responsibilities of team members.
• Develop and communicate cost accounting and invoicing procedures with the client's financial operation. Pre-Construction Phase • We help the client select and evaluate consultants and team members.
• Attend and evaluate design development and presentation meetings.
• Evaluate proposals for the client in light of project goals.
• Oversee value-engineering undertakings and lead value-engineering review meetings.
• Review and evaluate documentation and construction drawings.
• Prepare RFPs for the construction manager and help the client with evaluation and selection. Or, advise on bid packages for a general contractor, coordinate the bid process, and help the client with evaluation and selection.
• Identify long lead items and recommend purchasing strategy.
• Analyze bids received, negotiate reductions and make recommendations on execution of agreement.
• Recommend furniture systems based on client requirements.
• Advise the client on disposition of surplus furniture. Document Development & Construction • We negotiate the construction contract.
• Coordinate construction and access issues with the landlord.
• Help the project team review and evaluate subcontract bids.
• Review design documents for adherence to design criteria, budget, and code compliance; construction, lease and building operations issues; value engineering opportunities and impact on schedule.
• Oversee and adjust field construction activities to comply with schedule and budget.
• Monitor contractor site and records to negotiate cost of change orders and settle any delay disputes or claims.
• Review and advise regarding all change and field directives, bulletins and change orders.
• Review contractor prices for change orders and negotiate additional costs or credits.
• Evaluate potential changes for effect on budget and schedule.
• Consult with project team on problems, cost and schedule issues, costs of potential changes and cost-efficient solutions.
• Review all applications for payment before submission to client.
• Coordinate integration of general contractor with telecommunications, security and other specialists.
• Monitor submission and review of insurance certificates, licenses and other documents.
• Coordinate gathering of all documentation required by the lease and construction contract. Installation & Occupancy
• We coordinate and monitor system startups and approvals.
• Monitor progress of furniture and equipment orders, shipment and delivery.
• Develop RFP for movers and other vendors.
• Monitor installation of furniture and equipment.
• Coordinate delivery dates of all furniture and equipment, schedule installation and supervise disposal or reuse of existing furniture.
• Advise client on disputes between vendors.
• Review work items to assure quality.
• Supervise testing and debugging of electrical, mechanical and electronic systems and obtain as-builts.
Post-Project
• Participate in final payment negotiations with all vendors, contractors and consultants.
• Prepare a final reconciliation of project costs with variance explanations.
